What kind of pets do you allow? Do you permit exotic pets?

We allow most pets. However, there is a restricted pet breeds list that includes dogs known to be aggressive towards strangers and/or children or to be destructive in indoor environments. Those prohibited breeds are as follows: Chow-Chow, American Pit bull Terrier, Rottweiler, American Staffordshire Terrier, Bull Terrier, American Bulldog, Staffordshire Bull Terrier and any mixes of these breeds.

How many pets may I have?

The maximum pet allowance is 2.

Are there any deposits, special fees, or monthly charges to have a pet?

There is a non-refundable pet fee of $400.00 for the first pet and $200.00 for the second pet. The pet rent is $45.00 per month.

What must I bring with me to tour an apartment?

In order to tour an apartment home within our community, you must provide valid photo identification or driver’s license in order to conduct the tour and be able to view an available apartment home and/or model home.

What are your fees and monthly charges?

The non-refundable application fee is $50.00 per applicant 18 and up. There is also a non-refundable administration fee that will be due upon application approval of $400.00. The security deposit is refundable upon move-out given the condition of the apartment home and is based upon credit approval. The standard deposit for a one bedroom is $200.00 and $250.00 for two and three bedrooms. There are no monthly charges other than separate utilities, optional reserved parking spaces or pet fees/rent.

What are the income and credit qualifications?

There is a minimum income requirement, but no maximum. We require 2 ˝ times the monthly rent for the apartment home being applied for. We have credit screening approvals for the standard deposits, half month’s rent deposit and full-month’s rent deposit.

What is acceptable “proof of income” to sign a lease?

We do not require any additional pay stubs, employment offer letter, etc. other than what the applicant fills into the application. But, in the case we would need an acceptable proof of income; the above items mentioned would be acceptable forms of proof.

What happens if I qualify for an apartment, but my roommate does not?

In the instance your roommate does not qualify for the apartment, you may choose to qualify alone for the apartment, find a new roommate to be screened and/or if based off of credit score, you both could apply with a guarantor/co-signer to qualify for the apartment home.

Is my security deposit totally refundable?

The security deposit is refundable given the condition of the apartment once moved out. It is not completely refundable, as the final water/sewer and trash bill will be taken from the security deposit before it is refunded to the former resident.

If I get a job transfer, can I break the lease?

You may break the lease as long as we receive a 30-day Notice to Vacate and 2-month termination fee penalty. For military persons currently active in duty, we will waive the 2-month termination fee, but still require 30-day Notice of the Intent to Vacate.

Can I change to a month-to-month lease plan after my first year?

You will receive a renewal offer on or about 70 days in advance from your lease-end date. You will be offered the 12-month renewal rate and a second option at the month-to-month rate.

What utilities are included in my lease?

No utilities are included. Tenant will be responsible for water/sewer and trash and electricity.

How long is the term of the lease?

We offer lease terms from 6-13 months.

Do you accept leases for short terms?

The shortest lease term allowed is 6 months.

Am I required to have renter’s insurance?

Yes. We require tenants to have renter’s insurance with minimum $100,000 personal liability coverage.

Do you offer furnished apartments?

We do not offer furnished apartments.

Do you offer corporate apartments?

We do offer corporate leases/apartments.

If something needs to be repaired in my apartment, how do I report it?

If you need to submit a service request for maintenance to repair something in the apartment home, you may give us a call directly, come into the office in person or submit the service request online through the resident portal system.

When is my rent payment due?

Rent payments are due on the 1st of the month. However, you have until the 3rd of the month to pay rent without the late penalty.

What day of the month am I liable for a late charge?

On the 4th of the month the late penalty is applied.

Will you accept electronic payments from my bank?

Yes, through the resident portal system.

Is there a place where I can pay my rent after office hours?

Yes, the rent drop box outside of the office.

There is a person who might be staying with me for a while, is that permitted by the lease?

If the person is 18 and over they are required to be a lease-holder and will have to apply and go through the screening process like every other prospective resident that would like to live in the community and can meet the qualification requirements.

Do you have reserved parking?

Yes. It is an additional $50.00 and uncovered.

I have a motorcycle, where can I park it?

You are able to park the motorcycle in the designated parking lot in the community. We will forward the vehicle registration information over to the towing company to avoid any issues with impounding the motorcycle from the community.

My children live with me in the summer; do I need to notify your office when they arrive?

A written notification to the leasing office would be expected and greatly appreciated.

Can I install my satellite dish at my apartment?

Yes, as long as it is not physically attached to any parts of the apartment building.

Do you have cable services?

Yes. It is not included though. The cable provider options are Cox Communications, Dish Network and Directv.

Does the property have a fitness center?

Yes. We have a 24-hour fitness center.

Does the property have a swimming pool?

Yes. We have a community pool.

Does the property offer on-site recycling?

There are recycling options in the designated dumpster areas.

Are gas grills permitted at your property?

No gas grills are permitted. Electric grills only.

Is there any additional storage space available at your property?

Most of the apartment homes in the community offer outside storage on the balcony or patio area.

Are residents permitted to paint their apartment?

Residents are permitted to paint their apartment home. We ask that upon move-out a white primer be applied to the areas of the home that were altered.

Will you accept my delivery packages for me?

We do accept delivery packages in the leasing office.

Do you have a list of Preferred Employers?

We do not have PEP.

Where do I register to Vote?

You can register to vote at the Virginia Department of Motor Vehicles located at 14950 Northridge Drive, Chantilly VA 20151.
